While a direct hit to the Ponte Vedra/Jacksonville area has happened since the 60's; we do see storms go up the coast many, many miles out in the ocean. So we typically don't get a direct hit but do get heavy rains and high winds if one is close by. The property taxes are higher in Duval County. The schools in St Johns County are typically higher rated. I would expect higher appreciation in St Johns County and better value in Duval County. All lots are bought from the developer by builders.

Neighborhood schools used to be the foundation of the local activities for children and families, and now we are headed back toward that idea again.
